How the new construction process works
*If you do not need help with the permitting process please skip to Step 4.
Step 1- Find out if your land is buildable. Check with the city to find out what all necessary documents will be needed
Step 2- Financing. If the Owner has cash, has refied or a HELOC already, we can instantly begin and move to Step 3. If the Owner needs to get financing, once they are pre-approved we move on.
Step 3-Meet with architect, engineer, surveyors, & interior designer to create the site plans. Architectural and Structural Plans are completed and approved by Owner.
*UGC has list of referrals that we can recommend during this process.
Step 4- Submit all documentation to apply for building permit. During this time, the lender is usually going through the motions of getting the loan all prepped, a lot of times getting the appraisal done. Once stamped and approved permits are received, at this time a loan can go to final underwriting and approval. Timeframe of this is based on the lender, then the loan closes and we are ready to move to Step 4.
Step 4- Begin construction!
Depending on size, weather, and materials, construction can take anywhere from 4-6 months. Once we get through all Final Inspections, we will get an Occupancy Permit.
Step 5- Your new home is ready for occupancy!
